As the economic recession continues to make its full blown impact, more and more families are making the perceptually difficult transition from living in private homes to living in apartments. While no doubt it takes some getting used to, there are a few aspects that one needs to be wary about. In this article, we examine some of the pros and cons of living in apartments, vis-a-vis living in private homes.

Privacy

Privacy is one factor that is definitely affected, somewhat negatively, when it comes to apartments. There are families all around, and invariably some of them are rather curious about what you are doing. Further, apartments invariably tend to have thinner walls than private homes, with the end result that what you are doing inside your home might also end up getting known by your neighbors, even if you try your best to keep the noise level to the minimum. And in fact if you inverse the situation and heighten the noise element, say when you are having a party at home, there will invariably be protests from your neighbors, which is an unlikely scenario in private homes that often tend to insulate sounds from going too far.

Shared Resources

This is a big help – a big positive, when it comes to apartments. Security

The element of privacy that we mentioned earlier, actually has a positive side to it as well; in case of trouble, you have people around you who could assist. In private homes, in case you are alone and find yourself in trouble, chances of somebody else coming to your rescue, simply off the cuff, are quite less. This aspect gets heightened when we take note of the fact that a lot of apartment complexes have additional provisions for security, which is often completely missing, in the case of private homes. Thus, when it comes to the aspect of security, apartments tend to have an edge.

Space

Space is one of the foremost aspects that previous private home owners, now living in apartments, sorely miss. Undoubtedly, apartments tend to have much lesser space. The sizes of the apartments is a major area of concern. Additionally, other aspects such as space in the driveway as well as space to park one’s car(s) also tends to be much less. And if you are thinking of having your own little garden, invariably you might just have to drop the idea altogether! Thus, as you can clearly see, there are both advantages as well as disadvantages to living in apartments. Ultimately, it is about how well you are able to adjust to the same, as well as which are the factors that actually affect you, either way.

BCS Realtor MLS

The MLS is a multiple listing service and allows you to search for college station realty. Just add the information you’re looking for such as room and bathroom numbers and you’re off to find your new home!

I discovered this on accident really, but it’s become one of my favorite resources. All you have to do is go to Google maps and type in “homes near college station, tx” and it will pull open a window to help narrow down your choices. Then it will open a window with the Google Maps options. This again is one of my best resources for college station realty!

Craigs List

Face it, you can find just about anything on Craigs List! It’s true! I’ve found that you can also list homes for sale on Craigs List. Most of the time, it’s by people who are listing their home before they hire a Realtor. Almost always, they will list the property much lower than if they have a Realtor hired since it will save them upwards of $15,000.

Newspaper – The Eagle

The Eagle has always been THE resource to find a home, so it stands to reason that their online presense would be awesome! In searching for our new home in College Station, one thing we learned quickly when we started talking with our College Station Realtor, Gordon LeBleu, is that we just might qualify for the Homebuyer’s credit on the purchase of our new College Station Home. This amazed us as we were not expecting to qualify as we already own a home. We thought the Homebuyers Credit was for new homeowners.

Not true. If you are a current homeowner, you can qualify too. Here are the qualifications for the Homebuyers Credit for College Station Real Estate:

Current Home Owners:

1. You must have owned a home for 5 consecutive years out of the prior eight years.

2. This is a tax credit for $6,500, you don’t get the money on closing. This means you’ll have to file an addendum to get the money.

First Time Homebuyers:

1. You must be a first time home buyer, meaning you have never owned a home. This applies for your spouse as well. If either of you have owned a home, then you will have to qualify for the above Current Home Owners credit..

2. This is a tax credit for $8,000, you don’t get the money on closing. This means you’ll have to file an addendum to get the money.

For All Home Buyers:

1. You must have a sales contract signed by April 30,2010.

2. Your closing date must be completed by June 30, 2010.

3. To qualify, your income must be within the following limits:
a. Individual – less than $125,000
b. Married Couples – less than $225,000

4. Homes that are priced above $800,000 don’t qualify.

5. Neither of the tax credits have to be repaid unless you sell the house in three years.

Ok, I must admit before I move on with this is that my choice was relatively easy. I’ve worked with a LOT of College Station Realtors over the 10 years of designing websites in the Bryan College Station area.

My choice was relatively easy because I usually look to my Rotary Club – the Rotary Club of Aggieland – first to find people I trust to do business with.

Gordon LeBleu, the College Station Realtor I chose, is in my Rotary Club and I’ve known him for almost 7 years, so I really trust him.

According to the Bryan College Station Regional Association of Realtors, there are over 600 Realtors registered in the College Station area. Talk about a lot of choices!

With so many choices in mind, how in the world are you going to ever choose a College Station Realtor? I’ve outlined some tips below in David Letterman Style.

5. Go with Somebody You Already Know.

This is one of the most obvious ones as if you already know and trust a Realtor in College Station, then like me, it will be an easy choice.

4. Ask around.

Start asking around. Ask your friends and aquaintances. Chances are somebody has used a College Station Realtor in the past year to two years. If you don’t know the Realtor, do a quick Google on that person’s name to see if there are any negative things said about him/her.

3. Look online

This of course is my favorite. Just do a quick google with the following in quotes “College Station Realtor” or “College Station Real Estate“. Chances are if they are on the first page they have spent the time to get ranked for those keywords and they will probably be worth doing business with.

2. Go to Church

I think this is a good thing to do anyway, but I find a lot of people in all sorts of industries at our church. I’m sure if you open up your church directory, you’ll find a College Station Realtor.

1. Open the phone book, close your eyes and pick one.

This of course is just a joke. You can of course look up a College Station Realtor in the phone book. I would go with the person whom matches you the best. Look for the affiliations they list in their ad. Sometimes they will list something other than Realtor listings. Things like civic groups and so forth. Typically people who are involved in civic groups like Rotary are honest people and will probably do a good job.

Conclusion

With all of the above tips, please do a little due diligence and ask around about your College Station Realtor once you’ve chosen one. Call the Better Business Beaureau and do some Googling.

Howdy! My name is Chris Hunter and 3700 Westfield is my current house in College Station, TX. My wife and I are selling our house to move into something a tiny bit bigger. We absolutely love our current house, but we are wanting to expand our family and need more rooms!

The house we are selling is a two story house with three bedrooms, two living areas, two dining areas and a very large corner lot. We’ve put a LOT of time into our gardens and it shows. Go to the pictures area to see some pictures.

Follow along in the next couple of months while we venture into the world of College Station Real Estate! No I’m not a Realtor in College Station, we are just selling our house and want to document everything as well as — you guessed it – sell our house!
