In searching for our new home in College Station, one thing we learned quickly when we started talking with our College Station Realtor, Gordon LeBleu, is that we just might qualify for the Homebuyer’s credit on the purchase of our new College Station Home. This amazed us as we were not expecting to qualify as we already own a home. We thought the Homebuyers Credit was for new homeowners.

Not true. If you are a current homeowner, you can qualify too. Here are the qualifications for the Homebuyers Credit for College Station Real Estate:

Current Home Owners:

1. You must have owned a home for 5 consecutive years out of the prior eight years.

2. This is a tax credit for $6,500, you don’t get the money on closing. This means you’ll have to file an addendum to get the money.

First Time Homebuyers:

1. You must be a first time home buyer, meaning you have never owned a home. This applies for your spouse as well. If either of you have owned a home, then you will have to qualify for the above Current Home Owners credit..

2. This is a tax credit for $8,000, you don’t get the money on closing. This means you’ll have to file an addendum to get the money.

For All Home Buyers:

1. You must have a sales contract signed by April 30,2010.

2. Your closing date must be completed by June 30, 2010.

3. To qualify, your income must be within the following limits:
a. Individual – less than $125,000
b. Married Couples – less than $225,000

4. Homes that are priced above $800,000 don’t qualify.

5. Neither of the tax credits have to be repaid unless you sell the house in three years.

Ok, I must admit before I move on with this is that my choice was relatively easy. I’ve worked with a LOT of College Station Realtors over the 10 years of designing websites in the Bryan College Station area.

My choice was relatively easy because I usually look to my Rotary Club – the Rotary Club of Aggieland – first to find people I trust to do business with.

Gordon LeBleu, the College Station Realtor I chose, is in my Rotary Club and I’ve known him for almost 7 years, so I really trust him.

According to the Bryan College Station Regional Association of Realtors, there are over 600 Realtors registered in the College Station area. Talk about a lot of choices!

With so many choices in mind, how in the world are you going to ever choose a College Station Realtor? I’ve outlined some tips below in David Letterman Style.

5. Go with Somebody You Already Know.

This is one of the most obvious ones as if you already know and trust a Realtor in College Station, then like me, it will be an easy choice.

4. Ask around.

Start asking around. Ask your friends and aquaintances. Chances are somebody has used a College Station Realtor in the past year to two years. If you don’t know the Realtor, do a quick Google on that person’s name to see if there are any negative things said about him/her.

3. Look online

This of course is my favorite. Just do a quick google with the following in quotes “College Station Realtor” or “College Station Real Estate“. Chances are if they are on the first page they have spent the time to get ranked for those keywords and they will probably be worth doing business with.

2. Go to Church

I think this is a good thing to do anyway, but I find a lot of people in all sorts of industries at our church. I’m sure if you open up your church directory, you’ll find a College Station Realtor.

1. Open the phone book, close your eyes and pick one.

This of course is just a joke. You can of course look up a College Station Realtor in the phone book. I would go with the person whom matches you the best. Look for the affiliations they list in their ad. Sometimes they will list something other than Realtor listings. Things like civic groups and so forth. Typically people who are involved in civic groups like Rotary are honest people and will probably do a good job.

Conclusion

With all of the above tips, please do a little due diligence and ask around about your College Station Realtor once you’ve chosen one. Call the Better Business Beaureau and do some Googling.

Howdy! My name is Chris Hunter and 3700 Westfield is my current house in College Station, TX. My wife and I are selling our house to move into something a tiny bit bigger. We absolutely love our current house, but we are wanting to expand our family and need more rooms!

The house we are selling is a two story house with three bedrooms, two living areas, two dining areas and a very large corner lot. We’ve put a LOT of time into our gardens and it shows. Go to the pictures area to see some pictures.

Follow along in the next couple of months while we venture into the world of College Station Real Estate! No I’m not a Realtor in College Station, we are just selling our house and want to document everything as well as — you guessed it – sell our house!

Our College Station Realtor is actually Gordon LeBleu from Brazos Classic Realty. I highly recommend him as he has helped us with our house and finding our new house as well!

So why am I putting up a website if Gordon and Brazos Classic Realty is so good? Well, I own a web design company — Web Unlimited — and it’s just what I do. I’m geeky that way. I figure a website is the very least I can do to help sell the house. I will be adding lots of content to this site including Pictures, Videos and a site plan.
